Realtor Marketing Tips for a Stronger Online Presence

We didn't set out to specialize in marketing for Realtors, it just kind of happened. Somewhere between our price point, our mix of services, and our knack for taking on other people's personalities and voices, it turned into a natural fit.

Over the last 10 years I've worked with dozens of agents, and in that time I've learned a thing or two about what it actually takes to stand out in an industry this saturated.

Here’s what I know:

It’s NOT your marketing’s job to showcase your listings

I know that sounds backwards. Closing deals is how you make a living, so of course your listings feel like the main event. But here's the thing: nobody follows you on Instagram or signs up for your newsletter because they like a house you’ve listed. They follow you because they like and trust you.

That means building trust and keeping your name top of mind is the real job of your marketing. The deals tend to follow once the trust is already there.

Only posting your listings is super boring

The only people who care about your listings are the ones actively shopping for a home right now. And by the time someone's at that stage, there's a good chance they've already picked an agent.

A well-rounded strategy reaches people at every stage of the journey, not just the ready-to-buy-today crowd. That includes people who:

  • are planning to buy or sell in the next couple of years

  • daydream about buying a house someday

  • unexpectedly need to sell

  • aren't happy with their current agent

  • have friends or family who are just starting to talk about buying or selling

  • just had a rough experience buying, and will eventually sell that house and buy another one at some unknown point down the road

  • run into someone at the grocery store who's looking for a Realtor

The goal is for your name to come up in every one of those moments, and for it to be an easy "yes" by the time they're actually ready to choose someone.

Consistency is a non-negotiable

Here's the part nobody wants to hear: one great post a month won't build the kind of familiarity we're talking about. Top of mind is earned through repetition. You don't have to post every day, but you do have to show up consistently enough that people start to recognize your name, your face, and your vibe before they ever need you. Pick a rhythm you can actually keep up, and then stick with it.

So what are you supposed to post?

Think about the accounts and email lists that actually hold your attention. They're never the ones constantly telling you what they have to sell. They're the ones that entertain, teach, or add something real to your day. When an account makes you stop scrolling and think "yep, I need more of this," that's some powerful shit right there. A generic agency listing template? Not so much.

Here are some ideas to get you started. These all work across social, email, and your blog interchangeably:

  • highlights of living in your region

  • behind the scenes of Realtor life

  • stories about your buyers and sellers

  • personal tidbits that tie into why you're great at what you do

  • specific features of your listings that people can't find on Zillow

  • funny or interesting things about being an agent

  • relatable moments

  • tips and tricks you actually give clients all the time (not the generic stuff everyone else already posts

The whole point is to be likeable, shareable, and memorable whether or not someone's currently in the market. That way, when they are (or someone they know is), you're the first name that comes to mind.

Please, for the love of Pete, don’t skimp on your website

If you're going to invest in any one marketing tool, make it your website. It's the hub every other channel should point back to, and it's how you reach people who are actively searching for exactly what you offer.

Make sure you're current on the basics of SEO, AEO, and GEO, and update your copy accordingly. (Quick translation: SEO is showing up in traditional search, AEO is showing up in answer boxes and voice results, and GEO is showing up when someone asks an AI tool for a recommendation.) And if an "SEO expert" tells you keyword stuffing is still a thing, run for the hills.

Your agency-provided template is not going to cut it. Sure, it looks kind of fancy and has all the MLS bells and whistles... so does every other agent's site. The thing that sets you apart online is the same thing that sets you apart in person: your personality, your core philosophies, and your specialties. Let those show. And lastly, make it ridiculously easy for someone to figure out how to get ahold of you.

Give your Google listing some TLC

Your Google Business Profile and your reviews play a huge part in whether you even show up when someone searches locally. Ask every single client for a review, and make it stupidly easy for them by handing over a direct link. Then actually respond to the reviews you get, keep your contact info and service area up to date, and add a few good photos while you're at it. Google rewards the profiles that look alive, and so do the people reading them.


The bottom line

Good real estate marketing isn't really about your listings. It's about becoming the agent people already like and trust before they actually need one. Show up consistently, sound like an actual human, point everything back to a website that feels like you, and make yourself easy to find and remember. Do that, and you stop competing on listings and start being the obvious choice.
